Polished concrete floors are common in warehouses, retail showrooms, and big-box stores. The densified surface reflects overhead light and needs less daily maintenance than bare concrete. But the gloss is not permanent. Run the wrong pad at the wrong pressure for a few weeks and the finish goes cloudy with fine scratches. No quick fix short of re-polishing. Why polished concrete needs different cleaning

Polished concrete has been mechanically ground, honed, and treated with a lithium silicate densifier that bonds with the calcium hydroxide in the slab. The result is a hard, dense surface that can reach 2,000-3,000 on the Mohs scale, harder than most natural stone. But hardness is not scratch resistance. The gloss comes from microscopic smoothness, and stiff bristles or abrasive pads create fine scratches that scatter light and dull the finish.

The National Floor Safety Institute reports that wet polished concrete is among the slipperiest commercial floor surfaces. A scrubber that leaves floors dry immediately is not just about appearance. OSHA's walking-working surfaces standard (29 CFR 1910.22) requires employers to keep floors clean and dry to prevent slips.

Pads and brushes for polished concrete scrubbers

The single most common mistake is running the same black stripping pad on polished concrete that works fine on bare concrete. Black pads are designed to strip finish. On polished concrete, they strip gloss. White pads clean without abrasion. Red pads handle heavier soil with minimal scratching. For daily cleaning, white pads paired with neutral cleaner are all you need.

Stay in the pH 7-9 range with a dedicated polished concrete cleaner or a neutral floor cleaner diluted per manufacturer instructions. Daily routine for polished concrete maintenance

Polished concrete daily cleaning routine

  • Dry sweep or dust mop first to remove grit that could scratch under the pad
  • Scrub with white pads and neutral cleaner at 10-20 kg brush pressure
  • Empty the recovery tank daily. Dirty water left overnight grows bacteria
  • Rinse the squeegee blade and inspect for nicks or tears
  • Check pads for embedded debris before each shift; replace every 200-300 hours
  • Never use acidic or high-alkaline cleaners on polished concrete
